How Much Copper Is in a Commercial Demolition?

The first question every demolition contractor asks before a bid: how much copper is in this building? Here is how experienced demo crews estimate it, where it hides, and what to pull first.

The short answer.

For commercial buildings, contractors often plan around a rough rule of thumb of 15 to 25 pounds of copper wire per 1,000 square feet. Treat that as a planning range, not a promise: building type, building age, and how much was already stripped in prior renovations move the number a lot. A 1970s industrial plant and a 2010s retail box are not the same building.

The only estimate that holds up is the one built from a walkthrough — photos of the electrical rooms, a look at the panel schedules, and a count of feeders, transformers, and motors. Everything below shows you how to build that estimate.

Where the copper hides in a commercial building.

Copper concentrates in a few places. Walk them in this order:

  • Electrical rooms and switchgear — the densest copper on site: feeders, bus bars, and terminations.
  • Feeders and risers — the big runs between floors and from the service entrance to the panels. This is the heavy copper.
  • Bus duct and busway — long runs of copper or aluminum bar in industrial and large commercial buildings.
  • Transformers — dry-type units in electrical rooms and larger oil-filled units outside. Photograph the nameplate: kVA, voltage, and whether it is oil-filled decide how it is handled.
  • Branch circuit wiring — miles of smaller wire in offices and schools. Plentiful, but thin.
  • Motors and HVAC equipment — copper windings in every motor on the roof and in the mechanical rooms.
  • Plumbing — copper pipe and brass valves in older buildings.
  • Fire alarm and low-voltage systems — smaller wire, but it adds up across a big building.

Copper by building type.

Not all demolitions are equal. As a rough ranking, from most copper to least:

  1. Industrial plants and factories — the richest ground: heavy feeders, bus duct, large transformers, and motor loads everywhere.
  2. Hospitals — redundant electrical systems, emergency feeders, and dense mechanical rooms.
  3. Data centers — massive feeders and busway serving the white space, plus UPS and switchgear.
  4. Office buildings — long branch-circuit runs and full electrical rooms, but lighter feeders than industrial.
  5. Schools — similar to offices, spread across more square footage.
  6. Retail and warehouse — typically the lightest: big open spaces with modest electrical density.

Age matters too. Older buildings often carry heavier copper — thicker conductors and more of them — than newer construction built to tighter designs.

What to pull first.

Sequence decides payout. Experienced crews strip in this order:

  1. Electrical rooms first. De-energize, then pull feeders, bus bars, and panel guts while access is clean.
  2. Transformers next. Photograph every nameplate before anything is cut. Some units are worth more as equipment than as scrap — a photo decides that in minutes.
  3. Risers and long feeder runs. The heavy wire. Pull it whole where possible; long clean lengths are easier to grade.
  4. Branch wiring last. It is plentiful but thin — and this is where the strip-or-sell math matters most.

Through every step, keep copper out of the mixed debris stream. Copper that rides out in a mixed load prices like mixed material. Copper that arrives sorted prices like copper.

Not every foot of wire deserves the stripper. The community rule of thumb: anything with copper thicker than your finger, strip it; thin branch wire, think twice.

Run the real math the way scrappers do: (stripped value − unstripped value) ÷ hours of stripping = your labor rate per hour. If that number beats what the crew earns doing demo work, strip. If it does not, sell it insulated and keep the crew on the building.

Two practical notes: thick feeder cable (250 MCM and up) is firmly in strip-it territory, while 14 AWG branch wire stripped by hand is famously poor pay for the hours. And insulated wire generally brings a fraction of what the same copper brings bare — which is exactly why the thick stuff is worth the effort.

How a walkthrough beats a guess.

Before you bid the job — or before demo day — do a proper scrap walkthrough:

  • Walk every floor, the electrical rooms, and the mechanical rooms with a camera.
  • Photograph panel schedules, feeder runs, transformers (with nameplates), and motor nameplates.
  • Note the building’s square footage and age, and ask what prior renovations already stripped.
  • Flag anything needing specialist handling: oil-filled transformers, refrigerant equipment, hazmat conflicts.

Send the photos and the square footage to your buyer before demolition starts. A buyer who can see the electrical rooms gives you a straight read on what the copper program should look like — including whether a container on site makes sense while the crew strips.
